Hillstate The Wave City, located in Siheung, Gyeonggi, is comprised of 12 buildings with a total 1,796 units, with 851 being communal housing units and 945 office spaces.
The 851 communal housing units are currently being allocated, and they come in three types: 326 units that are 60 square meters (646 square feet), 175 units that are 85 square meters, and 350 units that are 85 square meters.
The design emphasizes natural lighting and airflow, with large bay windows in some units and a south-facing layout.
The pricing is also reasonable, and there is a low entry barrier for housing applicants. The development is situated in Siheung Multi-Techno Valley (MTV), an unregulated area where anyone over 19 having resided in Gyeonggi, Incheon, or Seoul for 12 months or more can apply for first-priority reservations.
In fact, when comparing the average price per pyeong (3.3 square meters) in Siheung Lotte Castle Signature, which went up for sale in Eunghaeng-dong, Siheung, in July of this year with prices hovering around 1,900 million won, Hillstate The Wave City is priced approximately 500 million won lower, at 1,410 million won.
Furthermore, the fact that Hillstate The Wave City will allow resale from the second half of 2026, prior to its scheduled occupancy in 2027, is also a contributing factor to the overall value of the complex.
The value of the area is expected to rise in the future due to its transformation into a leisurely waterfront city and a thriving industrial hub.
Siheung MTV boasts the world's largest artificial surfing park, Wave Park, and has other various marine activities. Large-scale national projects are underway to further enhance its appeal. The influx of young residents is also significant in making it a hub for the younger generation.
Hillstate The Wave City is also gaining attention for its design focused on children and providing comfort and convenience.
The apartment complex development features a car-free park design for a safe walking environment, with a central square spanning approximately 1,500 square meters, offering a high-quality residential experience.
Furthermore, the large-scale commercial facilities within the complex provide residents with a one-stop lifestyle experience.
In addition, Siheung City is home to various educational institutions, including Tech University of Korea, Gyeonggi University of Science and Technology and the upcoming Seoul National University Siheung Campus in 2025.
The opening of the second Capital Region Ring Expressway will improve the accessibility of institutions like Incheon National University, Yonsei University International Campus and Inha University Songdo Campus.
Hillstate The Wave City in Siheung offers affordable housing options with excellent lighting and ventilation, set in a thriving area with various amenities, including leisure facilities and educational institutions.
It's a promising location for both young and established families, offering a well-rounded living experience.
