According to multiple sources from the urban development industry, several projects are underway or in the planning stages in Uijeongbu, including two public housing development projects, an urban development project for a cultural complex zone, and a redevelopment project for the former base of the 306th Replacement Battalion.
Several redevelopment and reconstruction projects are also underway, including in the Jangam districts and Geumo first district.
Urban development in the Uijeongbu area is gaining momentum with the development of the Great Train Express (GTX)-C line.
Following the recent signing of an implementation agreement by the Ministry of Land, Infrastructure, and Transport for the GTX-C Line, construction is set to begin within this year.
Starting in Yangju, Gyeonggi Province, the GTX-C line will run through Uijeongbu, pass through eastern Seoul, including Cheongnyangni and Wangsimni and southern Seoul such as Samseong-dong and Yangjae-dong.
Once the railway is completed, it will enable travel from Uijeongbu Station to Samseong Station in about 20 minutes.
The development of the land previously occupied by a U.S. military base is also starting to take shape. The development of the Camp LaGuardia site has long been a desire of Uijeongbu residents for housing supply purposes, as it is situated in the city center.
The Camp LaGuardia urban development project involves the construction of condominiums, urban infrastructure, and parks.
Once the Camp LaGuardia project progresses as planned, it is expected to facilitate development in other remaining former U.S. military base areas, such as Camp Red Cloud, Camp Jackson, and Camp Sears.
On the Camp LaGuardia site, POSCO Eco & Challenge Co. will launch the sale of units for the upcoming apartment complex, The Sharp Uijeongbu Station Link City, in October.
The complex, with a maximum height of 48 stories, six buildings, and 1,401 units, will be offered in various types and unit sizes, ranging from 84 to 165 square meters.
In particular, the complex will include a park of about 30,000 square meters as part of the public contribution under the terms of the urban development project.
With easy access to Uijeongbu Station on the GTX-C Line and the Uijeongbu circular railway, it is expected to benefit from improved transportation infrastructure.
“The demand for new apartments in the neighborhood is believed to be still high,” said an industry insider. “The supply of new apartment complexes is expected to improve the residential environment in the Uijeongbu area.”
