Seoul to seek public urban development for Seongdwi Village

The Seoul Metropolitan Government will seek a public urban development plan again for Seongdwi Village in Bangbae-dong, a large shanty town, where small stone dealers and unauthorized makeshift houses have sprawled around the area.

The area, which seems to have great property value due to its adjacency to Nambusunhwan-ro, a major circular road, but authorities for the city and the district have remained divided over environmental protection or development for three years.

On Thursday, a Seoul City official said the city is seeking a plan to build 1,100 residential houses, including seven-storey public rental homes on a site of 120,000 square meters in the village whose address is Bangbae-dong 565-2. The project will be led by SH Corporation.

The official added although there are differences over a balance between green and development, but the overall direction was toward development, leading to a provisional plan. Detailed plans will be completed by the first half of next year after results of a land and resident survey to be commissioned by SH Corp.

The village at issue is about half the size of Guryong Village in Gangnam-gu (286,929 square meters). Under the provisional plan, Seoul City will apply a floor area ratio of 160 percent and an average height of 7 stories to the region to build 1,119 houses, including 804 public rental houses also known as Haengbok House and 315 private subscription houses. Haengbok House to be 16 to 45 square meters in size will target university students, newlyweds, and young employees.
